Thirty-two hectares of forest, meadow and shoreline on the most wind-protected bay of Lago Lezana (also spelled Lezama). Two hills carry more than forty metres of relief, so a house sited high looks down the length of the lake and across to the Andes, while the ground at the bottom stays flat enough to build on and to work.
Lago Lezana runs north to south, and the wind runs with it. Almost every parcel on the lake takes that wind broadside. This property does not, the property wraps a bay that opens to the north, sheltered on both sides by its own hills. It is the calmest water on Lezana.
Ten minutes from the paved road, twenty from Cholila, an hour from the Rivadavia and the Arrayanes for some of the best fly-fishing in the world.

What is the fishing like around Cholila?
Cholila sits in the middle of some of the best trout water in Patagonia, and fishing is a big part of why people come here.
Rivers. The Carrileufú runs closest. The Rivadavia and the Arrayanes, about an hour away, are counted by experienced anglers among the most beautiful rivers in Patagonia.
Lakes. Lagos Cholila, Rivadavia, Verde and Futalaufquen are all within reach, several of them inside Los Alerces National Park.
Fish. Rainbow, brown and brook trout, and the landlocked salmon Argentina is quietly known for.
Season and licence. The fishing season in Chubut opens on November 1 and runs into autumn; recent seasons have closed between April and early May. Licences are bought online from the province, and waters inside the national park follow the park's own rules.
The bay itself is calm enough to keep a boat on. The best thing about this land is that you can fish all of it and be home the same evening.
What is Cholila like?
Cholila is a small valley town of a few thousand people, ten kilometres from the property. It still lives on farming and ranching rather than tourism, and it has what daily life needs: a school, a health clinic, fuel and shops.
It's also where Butch Cassidy, the Sundance Kid and Etta Place bought land in 1901 and lived quietly as ranchers for four years. Their restored cabin still stands in the valley.
Around the town is some of the quietest country in Patagonia. The north entrance of Los Alerces National Park, a UNESCO World Heritage Site, is 25 kilometres away, and Esquel, with its hospital, banks and airport, is about an hour and a half south. Summers are warm with cool nights, and winters are cold with snow: four real seasons.
How far is Lago Lezana from an airport?
Esquel. The closest airport is Esquel, about an hour and a half to two hours by car, mostly on paved road. Aerolíneas Argentinas flies there from Buenos Aires in about two hours and fifteen minutes.
Bariloche. Bariloche, with more flights and a bigger airport, is about two and a half to three hours north. Many visitors fly into one and out of the other.
From the US. Nonstop overnight flights reach Buenos Aires–Ezeiza from Miami, New York, Atlanta, Houston and, in the southern summer, Dallas, in nine to eleven hours. Domestic flights to Esquel leave mostly from Buenos Aires's city airport, Aeroparque, so allow time to cross town.
The last stretch. From Cholila it's ten kilometres to the property, the final 4.2 on a gravel road that is driveable year-round.
What services does the land have?

Power. Three-phase power reaches the gate, so a house here doesn't have to be off-grid unless you want it to be.
Water. The water of Lago Lezana is potable, and springs are marked at several points across the property on the survey.
Access. A 4.2-kilometre gravel road connects the gate to the paved road and is driveable year-round.
Boundaries and title. The land is fully fenced, with no occupants. The 2007 survey plan (the mensura) and the title documents are available.
